Telesis, Baltimore, MD: Consultant for Barclay rehabs. 2010 to Present

Client: Pennrose Properties, LLC.  Philadelphia, PA. 
Tasks: Homeownership and sales/marketing consultant for regional developer of mixed-use, mixed-income developments. Structure homeownership programs and manage sales and marketing efforts for income restricted and market rate communities. February 2000-Present.

Representative Projects:
Crescent Court Condominiums at Summerset, Pittsburgh, PA.  Sales and marketing consultant for a 36 unit low-rise building. Pricing range from $250,000-$500,000. Partnership of Pennrose Properties, LLC., Rubinoff Company and Ralph A. Falbo, Inc. 
The Towns at Orchard Ridge, Baltimore, MD. Homeownership consultant and broker . Team members include Pennrose and Doracon Development. Team selected by HABC. Approximately 444 unit new mixed-income, mixed-tenure community. 195 for-sale homes to be built, including townhouses and semi-detached product. 54 homes to be sold with write-downs and 141 to be sold at market-rate. Phase I currently under-construction. May 2005-Present
Renaissance at Reservoir Hill, Baltimore, MD.  Row house scattered-lot gut rehab sales and marketing consultant and broker. Project includes approximately 100 rental and homeownership units to be rehabilitated. Rental phase completed. Homeownership phase now in pre-development phase.  May 2004-Present
Cooper Grant Commons, Camden NJ: Sales and marketing consultant for LLC developing 28 new twin and townhouse units near the waterfront. Phase I consisting of 18 units was sold-out in the first month.  Phase II in pre-development.  All houses will include write-downs.  June 2004-Present
Gateway Crossing HOPE VI,  Hagerstown, MD.  Selected by HUD in an RFP process to transform a former public housing site.   Development included 60 single family homes, both detached and semi-detached, all with write-downs.   All homes pre-sold in 6 months. Completed project  2005.November 2001– January 2007.
East Baltimore Development Initiative, Baltimore, Md.  Selected by Master Developer to act as homeownership consultant and broker for the sales and marketing of 187 affordable and market-rate for-sale units that are part of  an 80 acre, both new construction and rehabs, $800 million redevelopment initiative. Project to commence Winter 2008.
Scudder Homes, Newark, NJ. Homeownership consultant for 14 affordable HOPE VI homeowner units.  Currently in pre-development.
Long Branch, NJ. Homeownership consultant for mixed-use for-sale housing development to include affordable, work force and market rate housing.  Current in pre-development.
HART HOPE VI, Allentown, PA. Homeownership consultant for 53 HOPE VI affordable and market-rate for-sale homes.  Pre-sales commenced in 2008. Over half sold 2010.
Lincoln Park (Springfield) and Arlington Heights (Youngstown), Ohio: Two HOPE VI projects in progress.  MEI is the homeownership consultant for both.

Client: CIMG, Baltimore, MD.
Tasks: Development and sales and marketing consultant for urban – based market rate and affordable housing developer.
Representative Projects:
Waterview Overlook, Baltimore, MD.  Development and marketing consultant for 120 unit new construction mid-rise condominium and townhouses located near Cherry Hill in Baltimore, MD.  Site-work and pre-sales phases commenced.  May 2004 to Present
The Vistas,  Baltimore, MD.  Development and marketing consultant for 160 units in two new mid-rise rental buildings in Reservoir Hill overlooking Druid Park Lake.  Also coordinating retail and office leasing efforts.  June 2005 to present
North Fells Point Police Station Renovation. Baltimore, MD.  Development and marketing consultant for mixed-use rehab into retail, office and rental use currently in pre-development phase.  Also coordinating retail and office leasing.  August 2005 to present.

Client: Struever Bros. Eccles & Rouse. Harrisburg, PA.
Real estate broker and homeownership consultant for two new home projects. Capitol Heights and Governor’s Square. Includes both affordable and high-end market-rate town homes and detached homes.  In progress.

Client: Albemarle Square LLC. Baltimore, MD.
Ten town homes currently in progress in Baltimore City.  MEI is the homeownership consultant and real estate broker.  Subsidized houses to be sold to housing authority residents/Section VIII voucher holders.

Client: Sage Development. Baltimore, MD.
Real estate broker and homeownership consultant for Parkton Village community scheduled to commence Summer 2008.

Client: Patterson Park CDC. Baltimore, MD.
Advisor to the CDC and its executive director regarding the preservation and redevelopment of the existing housing stock and commercial enterprises in the community.  Provide input for plans to reorganize and expand the organization.  Served as Acting Sales and Marketing Manager and broker through July 2007.

FEE-BASED DEVELOPMENT

Client:Struever Bros. Eccles & Rouse (SBE&R).  Baltimore, MD.
Tasks: Fee-based developer for 35 - year-old diversified construction, building and development company, Positions held include: Senior Project Manager, Acting Division Manager and Director of Acquisitions and Planning for the Residential For-Sale and Community Redevelopment Divisions.  Responsibilities included: site feasibility evaluations; acquisitions; project planning and programming; and structuring, executing and managing all phases of development, construction and sales & marketing. A partial listing of homeownership projects follows.  June 1996-June 2000. 
Representative Projects:
The Woodlands at Coldspring.  Baltimore, MD.  Award winning (Finest For Family Living Award) garage townhouse community by SBE&R, as well as land development for detached homes by Ryland.
Washingtonville Addition.  Baltimore, MD.  Site acquisition and development of an award winning (ULI) 19-lot single-family detached luxury home community;
Frankfort Estates. Baltimore, MD.  Led a team selected by RFP to redevelop the former Strathdale apartment community by constructing 156 new homeownership units. Construction commenced August, 2003. Sold-out by mid-2007.

Client:  Stavrou Associates, Inc. Lanham, MD.
Tasks:  Fee-Based Developer and Consultant  May 2000-July 2002.
Representative Projects:
Redevelopment of Manchester Square.  Prince George’s County, MD.  Led team that was awarded redevelopment rights through an RFP.  The project includes for-sale condominiums, tax credit family rentals and senior rentals, and a future commercial component. Now under construction.  May 2000- April 2001.
Site Acquisition for Senior Housing.  Essex, MD.  Managed site acquisition for a senior housing tax credit project that is now under construction.  May 2000- April 2001.
Bonnie View Country Club.  Baltimore, MD.  Responsible for the acquisition and shared responsibility for the development of the Club for redevelopment into a 400 unit active-adult golf course community. Sold interest to Beazer Homes.  April 2001-July 2002.

DEVELOPMENT

Partner: The Ashley Group/Ashley Custom Homes.  Baltimore, MD. 
Tasks: Advised company principal on new site acquisitions. Developed small subdivisions in a partnership in Baltimore City & County, MD.  Recent projects are listed below.  March 2000-Present.
Lake at Altamont: A minor subdivision in-fill project and house sales. Sold-out.
Church Lane: A minor subdivision. Sold-out.
Smith Avenue: 3 lot upscale in-fill community. In sales phase
Patterson Park: Total gut rehab of existing row house. Sold
Lake Ave Phase II: Two upscale lots to be created after demo of existing residence. In sales phase

Developer/Co-Owner of Addison Road Metro Center Complex (The Icon) Prince George’s County, MD: Selected in RFP competition for site. TOD development in pre-development phase. Condominiums, retail, office, library, and structured parking.  June 2004-Present

Partner: Orchard Development, Baltimore, MD
Co-Developer/Owner of The Lofts at Cresmont Place. Baltimore, MD.  Co-developing, with Orchard Development Corporation, new 26-unit (104 bedroom leases) rental building to serve the Johns Hopkins University community. Construction commenced Summer 2003. Occupancy August  2004. Responsible for pre-development and leasing phases.  January 2001-Present. 

Developer of Rolling Oaks.  Baltimore County, MD.  Purchased, and processed this 12 acre site through record plat phase. Created subdivision of 33 single-family detached units. Sold to independent builder Jan. 2004..  May 2001-Jan. 2004.

Co-Developer 2940 Waterview Avenue, Baltimore City.  Predevelopment phase of 245 unit residential mixed-use project, with waterviews and potentially over 200,000 square feet of office/ retail/ hotel space.

Developer/ Contract Purcher, Bristol Green, Catonsville, MD.  Predevelopment phase of 10 acre site for mixed-use commercial and market-rate age targeted housing.

CONSULTANT TO COMMUNITY BASED ORGANIZATIONS AND PUBLIC AGENCIES

Consultant to HIP Homes (Housing Initiative Partnership), Hyattsville, MD Development consultant for team that was awarded Hyattsville City Office Building site in RFP process, April 2004.

Consultant to the Patterson Park CDC. Baltimore, MD.  Advise the CDC and its Executive Director, Ed Rutkowski, regarding the preservation and redevelopment of the existing housing stock and commercial enterprises in the community. In addition, served as  Acting Sales and Marketing Manager and broker. January 2002-February 2007.

Consultant to Tri-Churches Housing and Southwest Visions Inc.  Providing development and organizational strategies intended to generate collaborative opportunities and increase the financial and organizational capacity of each organization.  Scope of work includes identifying potential development sites, operating and organizational budgets, identifying staff and board development needs and providing implementation recommendations.

Consultant to Southwest Visions, Inc.  Providing development management services to nonprofit housing provider in conjunction with the development of a vacant site  into 19 mixed-income for-sale housing lots. November 2005-Present.

Homeownership and sales and marketing consultant for three mixed-income homeownership communities: MLK, Blackwell, and Tasker. July 2004 to September 2005

Brooklyn Green Townhouses. Baltimore, MD: Broker and homeownership consultant for newly constructed "Eco-Nomical" green townhouses in Baltimore City now in final sell-out phase. 2009-Present.

Barclay Neighborhood. Baltimore, MD: Broker and homeownership consultant for scattered site gut rehabs. 2009-Present.

Bancoft Village. Baltimore, MD: Broker and homeownership consultant for new market-rate townhouses selling in mid $260K range averaging sales pace of 3/mo. since winter 2009. 2009-Present.
